Get your mortgage documents ready with AI
Get your mortgage documents ready with AI: collect statements, pay stubs and tax forms in Era, check what's missing and share the folder with your lender.
To get your mortgage documents ready with AI, collect them in one folder in Era's Document Library: bank statements, pay stubs, tax forms, investment statements and any lease or closing statement. Era reads each one, and your assistant checks the folder against a lender's checklist and tells you what is missing.
What documents does a mortgage application need?
Lenders typically ask for recent bank statements, recent pay stubs, tax forms such as your W-2s and returns, statements for investment or retirement accounts, and proof of anything you rent or already own. Your lender's own list is the final word, and your assistant can hold you to it.
Era reads all of those kinds: bank statements, pay stubs, tax forms, investment and retirement statements, leases and closing statements. Paste your lender's checklist into the chat, and ask "Use Era. Which of these do I already have in my library, and which are missing?"
How do you build the folder?
Create a folder called "mortgage", upload each document by link, and tag it with your existing tags. Era reads each file and cites the page and snippet for the values, so you can open a statement and see the balance a lender will see.
A good order is: two months of bank statements for each account, your last two pay stubs, last year's tax forms, and the latest statement for any investment or retirement account. Then ask your assistant to check dates, because a statement that is too old is the usual reason an application stalls.
Can AI check the documents before the lender does?
Yes. Your assistant can compare figures across documents and flag anything a lender's underwriter will ask about: a large deposit with no obvious source, a pay stub that doesn't match the deposit in your account, or a gap between statement periods.
Use Era. Look at my mortgage folder and list every deposit over $1,000 that isn't a pay stub deposit, with the statement page it appears on.
Use Era. Do the last two pay stubs match the deposits in my checking account?
You can write the explanation for each item before it is asked for, and the citations tell you where to point.
Can you share the folder with your lender or partner?
Yes. If you are buying with a partner, put the folder in a shared space so you both see the same documents. For a lender or broker, send a share link: it opens only for a signed-in Era user and expires after the lifetime you choose, and you can revoke it when the application is done.
Your documents stay in your library after the application. The facts you promote, such as your income and your savings goal, join Era's memory, so every assistant you use understands the home you are saving for. See pricing for what each tier holds.
What if a statement comes from an account Era isn't connected to?
Upload it anyway. A statement you add to the library is read like any other, and its transactions can be imported into a manual account, so the account appears in your cash flow even without a live link. The folder is complete either way.
