Mortgage application documents: a UK checklist

Mortgage application documents for the UK: payslips, P60, bank statements and proof of deposit, collected in Era so your assistant checks what is missing.

For a UK mortgage application, lenders and brokers usually ask for recent payslips, your latest P60, several months of bank statements, proof of your deposit and photo ID with proof of address. Collect them in one folder in Era's Document Library and your assistant will check the folder against your lender's list.

What documents do UK lenders ask for?

Expect recent payslips, the latest P60, bank statements for each account you use, proof of where your deposit came from, ID and proof of address. If you are self-employed, expect tax calculations and tax year overviews from HMRC for the last few years. Your lender's own list is the final word.

Era reads payslips, tax forms such as the P60, bank statements, and investment or pension statements, so most of the folder can be read as well as stored. Paste the lender's list into the chat and ask "Use Era. Which of these do I have in my library, and what is missing?"

How do you build the folder?

Make a folder called "mortgage", upload each document by link and tag it with your existing tags. Era reads each file and cites the page and snippet for its values. A sensible order is bank statements, payslips, the P60, then savings and pension statements for the deposit story.

Then ask your assistant to check the dates. A statement that is a month too old is the commonest reason an application stalls, and it is a thing a prompt finds in seconds.

Can AI check the documents before your lender does?

Yes. Your assistant can compare the documents with each other and flag what an underwriter will ask about: a large deposit with no obvious source, a payslip that doesn't match the money reaching your account, or a gap between statement periods.

Use Era. List every deposit over £1,000 in my mortgage folder that isn't a salary payment, with the statement page it appears on.

Use Era. Do my last three payslips match the pay that reached my current account?

You can write the explanation for each item before anyone asks for it.

How do you share the folder?

Put it in a shared space if you are buying with a partner, so you both see the same documents. For a broker or lender, send a share link: it opens only for a signed-in Era user and expires after the lifetime you choose, and you can revoke it once the application is done.

After the application the documents stay in your library. Facts you promote, such as your income, join Era's memory, so every assistant you use understands what you are saving for. See pricing for what each tier holds.

What about an account Era isn't connected to?

Upload its statement anyway. It is read like any other, with the page and snippet behind each value, and its transactions can be imported into a manual account, so the account appears in your cash flow without a live link. The folder is complete either way.
